Making Money From The Property Market Is Still Achievable But Quite Different From The Traditional Development Role
It has been promoted on TV and in investment and business sectors about the income to be made from property development. It appeared less than 5 years ago, that even the most usless and slapdash business person could earn money by purchasing and doing up property. This was not far from the mark. TV programmes showed how inexperienced property developers could purchase a property without much idea or understanding of the work required. Then they could overspend massively on their resources (or not even lay one out at all) and still get rid of the property eighteen months later earning a decent income. This occurred regardless of their input on events and occurred because the property sector was increasing in value so quickly.
The position altered dramatically three years ago. Property prices started to fall and so the above prospect died with it. Now you would be forgiven for thinking that lucrative investment in the property sector ended at that moment. It is however still possible to make money from investing but you have to be far more savvy to make it work! In the current market there are house owners out there who have, for their own individual reason to sell house fast. They are regularly locked into an painful position and are unable to move on until they can sell their property.
These people are the route to a worthwhile property investment deal at the moment. Rather than buying houses at their actual worth, sprucing them up and reselling them now the opening exists to buy one of these properties for less than the market value. This provides the owners with the quick property sale that they are desparate for and means the investor has a stable asset picked up for less than it is worth. The market has flattened out now, so the investor is confident that the house will not drop in price, he only needs to stay patient for the right buyer to come along and pay the market value, not unreasonable. The investor has what the owner of the property didn’t have, time. In this way, with very little exertion but some capital the property market can still provide an income.
